How to submit a maintenance request.

Most requests go through the tenant portal — you'll get a ticket number and updates as the work progresses. For emergencies, call directly.

    Log into the portal

    Use the credentials we emailed at move-in. If you can't find them, email us and we'll reset.

    Describe the issue

    Include location (suite/unit), what's happening, and how long it's been going on. Photos help.

    Choose priority

    Urgent (safety/operations), normal (fix within 3 business days), or cosmetic (schedule when convenient).

    Get a ticket number

    You'll receive email updates as our maintenance team dispatches, arrives, and closes the ticket.

How do I pay rent?

Log into the tenant portal at portal.keiproperties.com. You can pay by ACH (free), credit card (fee applies), or set up autopay.

How do I submit a maintenance request?

The fastest way is through the tenant portal — it routes directly to our on-site maintenance team with a ticket number you can track. For urgent issues (water, power, security), call our 24/7 line.

When will my request be addressed?

Urgent requests (leaks, HVAC outages, security issues) are typically on-site within 2 hours during business hours, and within 4 hours after-hours. Standard requests are completed within 3 business days.

Can I make changes to my space?

Yes, with written approval. Minor cosmetic changes (paint, shelving) usually just need an email OK. Structural, electrical, or plumbing changes require a formal alteration request — reach out and we'll walk you through it.

How do I renew my lease?

We reach out 120 days before your lease end date with renewal terms. If you'd like to start that conversation sooner, email us or use the contact form and we'll get something in front of you within a week.

What if I need more space?

Tell us early. With 2 million sf across the portfolio, we can usually accommodate growth — sometimes in your current building, sometimes by relocating you to a better fit. Long-time tenants often get first dibs on newly available units.
